Overview

Following receipt of the sales memorandum obtaining instructions, completing the protocol forms, drafting the contract and submitting it with the supporting documents to the buyer’s solicitor.

Advising on leasehold if applicable.

Obtaining the necessary information and answering the buyer’s enquiries.

Advising on and arranging the signing of the contract.

Advising on VAT, capital gains tax, and retention allowances.

Attending to exchange of contracts, answering any requisitions, arranging discharge of any mortgage, attending to signing the transfer, arranging and attending to completion and accounting to you and any lender.

All attendances, correspondence and telephone calls.

The scope of work covered by our retainer is confined to the conveyance of the property and not unusual additional work, for example disputes or advice on complex tax issues. If the work on the matter exceeds the normal reasonable bounds there will be additional charges.

Please note that in circumstances where the sale does not proceed we will render an account for work completed.

Please note where the price states excluding VAT, then no VAT is payable.

• Dealing with sale/purchase as a contract race : £500.00 + VAT
• Sale/Purchase subject to an existing tenant : £200.00 + VAT
• Dealing with and agreeing a retention : from £75.00 + VAT

• Assured Shorthold Tenancies Enquiries : £250.00 + VAT
• Acquiring an extension in an existing lease from: £750.00 + VAT
• Solar Panel Lease for a Sale : £150.00 + VAT

• Drafting TP1 (Transfer of part) from : £125 + VAT
• Deed of Appointment of a New Trustee : £75.00 + VAT
• Removal of registered Caution or restriction or Notice (Each Time) from : £250.00 + VAT
• Dealing with more than one title number : £120.00 + VAT
• If it transpires that the property is Leasehold and we were not informed at the time of instruction, there will be a charge for dealing with the lease of £150 + VAT.
