Reviewing and advising on the contract and supporting documents, negotiating its terms, making any necessary enquiries and reporting to you, discussing the buyer entity and its implications.
Ensuring the survey and other inspections are satisfactory.
Attending to signing the contract and transfer.
Exchanging contracts and satisfying the lender’s requirements.
Making requisitions and receiving replies and undertakings.
Completing the stamp duty land tax/land transaction tax return and attending to payment and stamping.
Completing, advising on and attending to signing of mortgage documentation and arranging compliance with the lender’s requirements.
Arranging and attending to searches and completion, overseeing registration of the title into your name and finalising the accounts and reporting to you.
All attendances, correspondence and telephone calls.
The scope of work covered by our retainer is confined to the conveyance of the property and not unusual additional work, for instance disputes or advice on tax issues. If the work on the matter exceeds the normal reasonable bounds there will be additional charges.
Please note that in circumstances where the purchase is not proceeding we will render an account for work completed.

Please note we charge a fee of £75.00 plus VAT to draft and submit the SDLT submission form to HMRC in order to register the property at HM Land Registry.
