Following receipt of the sales memorandum obtaining instructions, completing the protocol forms, drafting the contract and submitting it with the supporting documents to the buyer’s solicitor.
Advising on leasehold if applicable.
Obtaining the necessary information and answering the buyer’s enquiries.
Advising on and arranging the signing of the contract.
Advising on VAT, capital gains tax, and retention allowances.
Attending to the exchange of contracts, answering any requisitions, arranging discharge of any mortgage, attending to signing the transfer, arranging and attending to completion and accounting to you and any lender.
All attendances, correspondence and telephone calls.
The scope of work covered by our retainer is confined to the conveyance of the property and not unusual additional work, for example disputes or advice on complex tax issues. If the work on the matter exceeds the normal reasonable bounds there will be additional charges.
Please note that in circumstances where the sale does not proceed, we will render an account for work completed.
