Disbursements
Leasehold
For dealing with a leasehold transfer, we charge an additional fee of £75 + VAT to handle all correspondence with your landlord for the purposes of obtaining their consent to the transfer (if required). Please note, your landlord is entitled to charge you their legal fees for the preparation of any necessary consent or notice of consent.
Monetary Consideration
Where property is transferred for monetary consideration, it shall be necessary for us to file a land transaction return to HMRC in order to register your ownership. We charge an additional fee of £75 + VAT to handle the preparation and filing of the return and all correspondence with HMRC. Please note, a land transaction return must be filed even where there is no stamp duty payable on the transaction.
Mortgage
Where there is a mortgage charged against your property, the terms of your mortgage will likely oblige us to obtain the consent of your lender before the change in ownership may be registered. We charge an additional fee of £150 + VAT to handle the necessary correspondence with your lender. Please note, your lender is entitled to charge you their legal fees in connection with providing their consent.
Restrictions
Where there is a restriction registered against the property, it may be necessary for us to obtain the consent of a third party (aside from a lender) to the transfer. We charge an additional fee of £125 + VAT to handle the correspondence necessary to obtain such con
